Buying your first home is exciting. No more rental payments to a landlord making money for someone else. Instead, you are purchasing your own home and investing in yourself. Money paid to your home mortgage is really investing in your future. It is no wonder that first time home buyers are so excited, sometimes so excited that they make mistakes. There are a few common mistakes of first time home buyers, which with some knowledge and direction can be avoided.

First of all, it is always good to research the housing market and see what is out there. Yes, the very first house you look at may look like its perfect, but there are others out there for sale too. Be sure to at least look at a few before deciding on the one you want to buy.

Watch the cost of the home, do not be swayed into thinking that you can not barter down the cost of the house, you probably can.

Insist on a home inspection by a qualified inspector. There are plenty of people who will provide you with a home warranty when you buy their house and try to sway you from having the house inspected.

Having a home warranty is important and many first time home buyers just don’t know that they should or could get one when they are buying an older home. Home warranties are not a new product; they’ve been around for many years, but many people think that they are for new homes only, not realizing that they can be purchased for older homes as well.

A home warranty makes great sense when you are purchasing an older home – you just don’t know the house very well until you’ve lived in it. A home warranty protects first time home buyers from major expenses for repairs and replacements that could come up.
A first time home buyer can make a major mistake if he or she does not understand that if something goes wrong, they are fully responsible to fix it. There is no landlord to call and the costs are all theirs to bear. This is one of the major reasons it is so important to invest in a home warranty when you purchase an older home. If any major repairs need to happen, most often the home warranty will cover the costs, making owning a home much more feasible.

When looking for a home warranty, it’s important to have a basic understanding of what you are looking for. When you talk to an agent, there are many questions that you need to ask to be sure you know what level of warranty you are getting. Questions to ask include:

  • What is covered with the home warranty? Most often the electrical system, plumbing system, heating system, cooling system/air conditioning, and major appliances that are covered under the warranty.
  • What is excluded from coverage with the home warranty? Most often this includes outdoor water, including the sprinkler system, faucet repairs, hot tubs, pools, spas and costs of hauling away debris and old appliances.
  • What are the rates/premiums? How much will you have to pay for the home warranty?
  • What is the deductible on the home warranty? The deductible is how much you will have to pay when you make a claim. Most often the deductible is $50, this amount will be deducted from the overall cost of the reparations paid by the warranty company.
  • How long is the warranty active for? Most often home warranties are offered in one year terms.
  • Is the warranty renewable at the end of the term? If you’ve purchased it yourself as the buyer, it is likely renewable. However, if the seller purchased the home warranty, it will not be renewable.
  • What are the terms of the warranty? When will the warranty be void? Most often if you’ve misused the item, or if it is not up to code or not installed properly, your warranty will be void and will not cover any reparations.
  • How are claims handled
With the above information, first time home buyers can avoid some of the serious mistakes that are usually made, and then go through with their home purchase knowledgeable and safe from the fall out of a potentially serious mistake. Mistakes such as the ones listed above can land a first time home owner in serious debt paying for repairs they were not prepared for financially. Owning a home of your own is very exciting, especially a first home, but make sure you go into it with your eyes open, your finances secure and a plan for the future should a problem rise with one of the major components of the home.

With an alarming increase on crime rates these days, more and more people are getting cynical about their belongings and how they can protect them against intrusion and the elements. Thus, manufacturers and entrepreneurs came up with an idea on how to safeguard man s valuable things and properties through a device that can endure the test of time. And so, floor safes came into the limelight. Basically, a safe has three main classifications or configurations. They are the wall or wall-mounted safes, the freestanding safes, and the in-floor or simply floor safes. Without going into the details of the other two, let us discuss the compositions of floor safes.

1. The Nature Of Floor Safes

Basically, floor safes, like its two counterparts, are specially designed to provide protection and security to valuables and other pertinent documents. As it name suggests, floor safes are exclusively made to be mounted into the concrete slab of the floor. Because of its position, manufacturers of floor safes strongly suggest that the position of the safe must be carefully analysed and considered so as to maximize its potential. If mounted properly end extensively, floor safes can be the best protection against burglary and even tragedies like fire.

2. Installation

Floor safe installations are actually more complicated and more expensive compared to wall safes. When installing floor safes, you have to cut a slab out of the floor first. Then, you have to dig a hole. After which the safe is placed into the hole and more concrete is poured to cover the area. This will firmly ground the safe and prevent it from being physically removed during a burglary.

3. About Floor Safes

Floor safes are under the category of composites safes. That means that they have a combination of two functions, to combat fire and burglary. In its entirety, the floor safe has been tested against all forms of burglary. The ratings that floor safes obtain will also determine the price of the item.

One drawback that consumers find on floor safes is that it has a tick wall covering, which, by practicality, floor safes render smaller space as compared to the typical metal vaults or the ordinary filing cabinets. But people must understand that the main reason why floor safes are designed this way is because of its purpose, and that is to protect the valuables and not just be a mere storage item.

The other feature of floor safes is its electronic lock. It provides convenience to the user because they no longer have to rotate on a counting basis so as to open the safe. Plus, because it is electronic, the floor safe s combination can be changed as often as you like.

The ironic drawback of floor safes is that, during a burglary, the burglar will have no option to try and take the safe with him, which may instigate him to be more hostile and violent with nearby hostages in hopes of obtaining the combination. Thus, the floor safe should be considered the absolute ideal safe for coverage at night and when no one is present.

What kind of room is your living room? Is it that kind of room with aRL of the fancy furniture and accessories, possibly antiques or family heirlooms, where no one dares to enter, that is meant for “company”? Or is your home’s living room the place that might be considered the family room, the place where everyone gathers, family and friends alike, to watch television, play games, entertain, talk, or just relax? Whatever the purpose of the living room is in your home, the living room furniture and accessories is a necessary (and often expensive) component in setting a certain preferred mood or theme, and should be representative of you and your family’s personality.

Most families spend the vast majority of their time together in the living room. That is most likely because that is where aRL of the “fun” things to do in the house are, like the television, stereo, perhaps even game systems. Next to the kitchen, the living room is the heart of the home. That is why it is important that your living room furniture be durable, accommodating (meaning that there is enough seating for family and guests), and comfortable.

When furnishing your living room, you should think about what your family uses it for. Do you primarily watch television in there? Do you merely entertain company in the form of good conversation in there? Do you do a lot of reading or other activities such as sewing or crafts in there? WiRL guests be sleeping in there? Do you play games together in there? Deciding how you want to use the room wiRL help you choose the appropriate pieces of furniture, and save you money in the long run.

The basic living room furniture pieces are usually a sofa, one or more chairs (of various types), a coffee table, maybe some end tables, and lighting. When you are looking for a sofa, determine if you wiRL be accommodating overnight guests in your living room. If so, you need to explore the sleeper sofa. Sleeper sofas have come a long way from the thin and lumpy mattress with a bar in your back, and provide a very comfortable place for your guests to slumber peacefully. If you don’t need a sleeper sofa, then think about the size your sofa needs to be. There are large sectionals that accommodate several people at once. There are sofa and love seat combinations that allow you more freedom in furniture arrangement. Determine what wiRL fit in your room, and purchase accordingly.

When shopping for living room furniture, you need to determine if you need other types of seating besides a sofa. There are cushiony, comfy chairs and there are more formal occasional chairs. Depending on the activities that take place in your living room, the furniture should accommodate accordingly. There should also be enough seating to accommodate a good number of people, if you have a large family or entertain guests regularly.

Another type of living room furniture that is commonly seen is some kind of table. Beginning with the coffee table, you can add surfaces to play games, hold drinks and knick-knacks, even a place for someone to prop their weary feet upon. Coffee tables are often large enough to place sofas and chairs around, and provide a multitude of functions. There are also end tables, which provide a base for lighting fixtures, knick-knacks, magazines, and often act as accent pieces. If you want to use your living room for game playing, and the room is large enough, you can also consider a smaRL game table in a corner.

Lighting, though not considered furniture, is a vital accessory to include with your living room furniture. If you plan on reading, crafting, or playing games in your living room, then you wiRL need good lighting. Ambient lighting is also nice in the living room for entertaining and relaxing.

No living room furniture setting is complete today without the entertainment center. It provides a place to store aRL of your home entertainment equipment, including the television, stereo, game systems, VCR, DVD player, and speakers. These come in a variety of sizes, colors, and types, and also come in a variety of prices. Again, what you buy depends on your needs and the size of your room.

When you are furnishing and decorating your living room, there is no need to use a particular theme. As long as the colors and patterns coordinate and follow your family’s style, it wiRL be a great room to be in. By accessorizing with pictures, waRL hangings, shelving, plants, or other personal touches, your living room wiRL be a comfortable place that your family wiRL enjoy spending time in. Your living room furniture is merely the basis upon which family memories are made.

Stachybotrys chartarum is a slimy, black mold that grows on moisture-laden cellulose. It’s a huge concern to home buyers, because it affects air quality and destroys surfaces it grows on if left unchecked.

Mold spores are everywhere and cannot be avoided. They float in through your open windows and doors, or come inside by riding on your clothing or your pets. Real problems in homes and buildings rarely occur unless there has been intense flooding, usually in basements, sometimes from leaky roofs, or where there has been an extensive plumbing problem.

If spores land on a moist or damp surface, usually in a poorly lit area — they can grow.

So the key to mold control is moisture control. Water-damaged areas must be dried within twenty-four to forty-eight hours to prevent mold and mildew growth.

Most people have a natural immunity to antigens present in mold, but some are more sensitive than others and a moldy home is not a healthy home. At-risk individuals are mostly infants, the aged and asthmatics being treated with steroids. The highest level of danger is for those with pre-existing respiratory diseases such as tuberculosis or cystic fibrosis and those undergoing chemotherapy or other treatments that adversely affect the immune system.

The most common health concerns include symptoms similar to hay fever.

Others may experience respiratory difficulties or skin and eye irritations. There are some reported extreme reactions, too, but those are rare and have yet to be attributed directly to mold – though an attorney may counsel differently.

As one lawyer states in a recent Time magazine article, For science to prove something, it has to be 100% certain. In a civil lawsuit, it only has to be proved 51%.”

According to the Centers for Disease Control and Prevention, determining the level of health risk is mostly a factor of looking at the individual and assessing whether they fall into one of the risk groups. However, exposure to mold is not a desirable living condition and it should be removed, just like you would also throw away moldy bread without eating it.

Mold may be found in damp areas of your home, such as the basement, around pipes, and in carpets, walls or ceilings that have sustained water damage. You may see it or smell it. It is recommended that apartment tenants immediately contact their landlord or building manager on discovering a mold problem. A condominium owner should contact the community association. They will be able to advise you regarding safe resolution of the mold problem, including initial cleanup and prevention of future growth.

Free standing furniture differs from built-in furniture in that the it is basically moveable. These can include beds, lamps, coat racks, speakers, stoves and bookshelves among other things. The mobility of free standing furniture makes them especially useful for around the house or in the office and gives you more flexibility in designing in your home, especially if you have eclectic tastes or of a whimsical nature and change your preferences frequently. They are popular with students in dorms or simply for bringing a more informal and personal feel to a place one will be staying even if it is for a temporary time. They are also handy if you plan to move around a lot and plan to take your furniture with you and use it again but it could lower the value of your property. On the other hand, built-in furniture such as cabinets and kitchens can also make selling a home difficult because buyers may feel stuck with the layout and arrangement of furniture.

For example, most older homes come with fitted furniture particularly in the kitchen which can add value to a home but if you move again, you will not be able to take the furniture with you. Free standing furniture, because it is easily mixed and matched on the other hand will be able to give you the individualism you want and is portable if you have to move and will also give potential buyers more options to design the space. Fitted furniture in the kitchen also tends to give a cramped feel whereas free standing units will allow you to maximize space by keeping wall spaces clear and opening up the room. Before, most sink units, cupboards, dressers and tables were fitted in a kitchen but today, companies can offer these and even central islands as moveable single units.

Free standing furniture is also being used in offices as an affordable alternative to creating a contemporary look. These include desks, tables, wall units and partitions among other things. Also known as case goods in the office setting, free standing furniture can be reconfigured with ease, eliminating the need for costly and complex installations and making it a popular choice among managers and executives. This quality especially makes them a good choice for companies whose office space requirements may change often. Hybrids of renewable woods such as eucalyptus and new veneers are also available to give offices a more human feel without negatively impacting the environment. Further since a significant amount of time is spent in the office, free standing furniture can be used to give a less mechanical and industrious atmosphere and provide a more pleasant work environment to make employees feel more comfortable and increase their productivity.

With free standing furniture, you will also have more input in the layout of a home or office. For example, free standing units can be chosen to provide focal points and height differences which can make a room more interesting. Freestanding pieces of furniture liberate you from constraints of fitted furniture while at the same time being both functional and stylish. Because of its mobility, free standing furniture can also be considered as investments because they can be passed down as heirlooms.

Most people spend their time either at home or in the work place. Separate or stand alone pieces can add charm to any room in the house or to your office space. Chosen well, free standing furniture has a long life span and can grow as you do. For example, free standing modular furniture for your home entertainment needs can be expanded to accommodate new purchases such as television, stereos and CDs. In general, free standing furniture has an endless array of design possibilities for your imagination to play with.

Points to Ponder
a) The firmness, thickness and knots on the back of a carpet are some of the important factors used to determine the quality and value of a carpet. It is the number of knots per unit area and its pattern (!),colors and the quality of yarn that help in judging the fineness of a carpet. On an average,a good hand knotted carpet may range between 100 to 200 knots per square inch.
The higher the number of knots, greater is the value of a rug. Some of the most popular rugs would include Tibetan carpets,Kashmiri Bokhara (may go up to 2000 and more knots/inch) carpets with very high per/inch knots.

b) Other factors you may like to weigh before buying is choosing the right store.Do not rely on dealers, especially ones who press you to make hasty decisions.Equip yourself with as much of information as possible, its best to ask specific questions. In fact online resources are also a great way of finding info.Your typical questions should round up around the fiber content, country of origin, yarn quality as also per inch knot(in case of hand-knotted rugs).Go online and do some research about what you plan to buy. There are some authentic online stores for some great modern designs as well.

Some of the finest Tibetan carpets are hand-knotted with lanolin rich Himalayan wool. The best part is that the patterns are modern enough to fit into modern lifestyles to surround you with high quality craftsmanship and beautiful designs. It is not only highly-skilled efforts and commitment that go into every piece of carpet,it is a tradition that needs to be valued and preserved like any form of art.Marking the cause is the Rug Mark certification that ensures that the international nonprofit

This article and others that follow will be devoted to home repair and improvement dealing with different areas from roof to basement.

If you are going to re-do the bathroom floor – this means taking up your tile, sheet vinyl, or ceramic tile and underlayments you should make sure there are no signs of water damage to the subflooring and check to see if it is solid throughout. When laying down a new floor the main question is always can I lay tile over the existing floor or do I have to pick up the old one first? If the floor is level and sound you can usually just tile right over it with plastic or vinyl flooring, but keep in mind how much room you have for the bathroom door, door frame and wall molding (if any) you may have to open or close the door from time to time!

If the underlayment is solid but not quit level you can use leveling embossers (like mortar) to fill-in low spots to make a level surface, otherwise place a new underlayment over it, if you can. I have seen home owners doctor it up with thin plain wood strips don t do it! All materials must be water and moisture resistant as possible. Always use at least a 3ft level to insure surface is not slanted in any way.

For a typical ground level home like a ranch with no basement, floor foundations are ‘framed’, meaning the floor sits on joists with 2-by’s (stills) running perpendicular to the joists along the foundation. ‘Girders’, (metal rods) at or near the center of the joists help in support. Above the framing lays the subfloor, typically a 3/4″ tongue and groove particle board, plywood or similar material. Above that there is a1/4″ plywood or cement board (moisture resistant) that s called the underlayment and may also have a sheet of roofing felt or similar material for added cushioning. Take extra caution when laying underlayment over the subflooring because the floor may crack if the seems match up so it’s best to stagger the seams.

Ceramic Tiles: Because this type of tiling has become popular in kitchens, bathrooms, halls and even living rooms for its durability and style, I want to devote this section on the subject.
Installing ceramic tiles in the bathroom will alter the height of fixtures like toilets, vanity sinks and cabinets as well as the door and adjoining room it is best to remove everything and start from scratch. This means removing the old underlayment as well. You have to create a level surface or the tiles will crack or break. Most ceramic floor tile is

Are you aware of the huge amount of dust and bacteria that you breathe and drink? Having a purifier in the house has become a necessity. There are various types of purifiers depending on the material you want to purify. Some of the common ones are the air purifier and water purifier.

Various environmental researches claim that the air inside the home is dirtier than the air outside. Thus an air purifier has become an essential commodity to keep your house clean. Air purifier helps to clean dust particles, pollen, pet dander, mold spores, harmful smoke particles, airborne gases and other allergens.

Various techniques like mechanical filters, absorbents like charcoal, electrostatic charges, ionizers are used as purifiers. The HEPA filters make use of the powerful filters to catch harmful pollens, bacteria, allergens and other pollutants. The ozone air purifier emits ozone in the air, thus attracting harmful substances and making them harmless. The ionic purifier gives negative ions in the air, attracting bacteria, viruses, and dust mites. These particles faRL to the floor when they become heavy, and are vacuumed up.

Several factors like visual appeal, noise level, and frequency of filter replacement are important facts that can influence a customer while purchasing an air purifier. The HEPA filters are capable of purifying 99.7% allergens in the air. They serve best for those people suffering from asthma and other respiratory disorders.

Water purifier removes contaminants from raw water, making it suitable for drinking. The various pollutants that can be found in water include bacteria, algae, viruses, fungi, minerals and other man made chemical pollutants. The water purifier makes use of several techniques like filtration, distillation, screening, storage, coagulation and flocculation, disinfection, and sedimentation. Water purifiers can use other methods like carbon filtration, boiling, distillation reverse osmosis, ion exchange, electrode ionization, water conditioning and plumbo-solvency reduction.

It is always possible to carry water purifiers to where ever you travel. Drinking water from restaurants can be safe if you use the SteriPEN water purifier. ARL you need to do is stir the glass of water with the unit. With the help of UV light, it kills aRL bacteria, thus making the water clean and safe for drinking.

In addition to adding style, shutters can also be used as a means of protection for the home or business. In this article, we wanted to provide you with information on the various types of shutters you would find available today. Regardless of your choice, you will find an immediate change of appearance for the better with the shutters adding charm and a hint of sophistication. Remember, shutters can be installed on both the inside and outside of the home. In both cases, the transformation is incredible.

Louver shutters come in a classic 2.5 louver style or if you prefer, you can go with wider louvers up to 3.5 inches. For operation, louver shutters come in a divider rail or split pull bar option. With this, you would be able to operate the shutters from top or bottom. Then, you can add palladium tops such as the radius or sunburst design, which creates privacy while also offering an elegant finish.

For the inside of the home, plantation shutters are a favorite choice. In addition to creating a quaint type of window covering, plantation shutters are great for blocking out sun while adding lots of privacy. Then for the outside of the home, you will often see simple shutters added to each side of the window to help frame and create a beautiful focal point. The exciting thing about shutters is that they come in a wide range of materials such as wood, vinyl, plastic, metal, and steel, along with various colors and styles so regardless of your preference you will find something you like.

Although many people start out with shutters more for aesthetics, shutters are also practical, protecting the interior of a home from the harsh sun s rays, which can cause carpeting, furniture, and curtains to fade. Shutters also help keep out hot or cold air, protect windows from breakage, and provide protection from debris and water caused by storms. In fact, in addition to standard type shutters, you will also find a nice selection of hurricane shutters specifically made for serious storms.

For instance, automatic roll-down shutters are pre-installed and made from metal or PVC. Designed to roll down on a set of tracks, they can be closed to provide top protection with the flip of a switch. Accordion shutters are also designed for hurricane regions and again, are pre-installed. Used in a box on the side of a window or door, these shutters are simply pulled out and then locked into place. Finally, Bahama shutters are a nice choice although they only provide minimal hurricane protection. However, this type of shutter is great for blocking out the hot sun.

There is nothing quite like being able to walk around in the middle of winter, barefoot and warm.

Under floor heating provides warmth that keeps you comfortable from your toes to the top of your head.
By having warm feet the whole body feels warmer.

As the warmth from the floor rises, it heats the whole of the house in a mild manner without the noise and drafts of fans or the smell of open fires or gas heaters.

Under floor heating is best installed when the house is being constructed, as it needs to be under the flooring whether it is carpet or tiles.

To install under floor heating into a finished house would require the lifting of the flooring and the installation of the floor heating mats.

With tiles, this would require the breaking of the old tiles and the additional costs of laying new tiles.

This might rule out under floor heating as a cost effective alternative for older houses.

When the cost of lifting the old tiles, added to the purchase and laying of the new tiles is calculated, it might prove excessive compared to other sources of heating such as a heat pump.

The running costs of under floor heating can also be quite expensive if left to run continuously. For this reason many houses are fitted with timers that turn the flooring on early in the morning before the occupants of the house rise and turn the floor heating off during the day when everyone is out of the house and at work.

Many consumer sites on the internet offer comparisons between the costs of installation and the running costs of the various different types of home heating systems, however many people are happy to pay a little more for the added luxury of the silent warmth of under floor heating.
